GREENPOINT RATED HOMES - CREATE MORE VALUE FOR HOMEOWNERS

ANAHEIM, CA — Owning a green home isn’t simply a matter of saving energy and water, reducing waste or the health benefits—it also makes financial sense. Research has shown that green elements such as tankless water heaters, drought-resistant native plants or Energy Star appliances add to a home’s value in the long run. That’s good news for future homeowners at Brookfield Homes’ Colony Park, a popular community of townhomes and flats in the Anaheim Colony Historic District.

Designed to be a GreenPoint Rated community, Colony Park will help take the guesswork out of evaluating green features and allow home buyers to compare newly built homes on a level playing field.

“It’s basically a report card for new home construction,” explains Tenaya Asan, Program Manager for Build It Green, the Berkeley, Calif.-based non-profit organization that runs the GreenPoint Rated program. “A GreenPoint Rated home is graded on five categories: Energy Efficiency, Resource Conservation, Indoor Air Quality, Water Conservation and Community. If the home meets minimum point requirements in each category and scores more than 50 total points, then it earns the right to bear the GreenPoint Rated label. Because GreenPoint Rated communities are evaluated by independent, certified raters, building professionals and home owners can feel confident that the rating has integrity and value.”

Colony Park will achieve a GreenPoint Rated certification on each home as it is built, as a result of Brookfield’s carefully planned green design that conserves natural resources while promoting walkability and sustainability.

Since Colony Park is an “in-fill” community that utilizes an existing site within an existing neighborhood, Colony Park helps preserve the city’s established green spaces. The community also adds its own private community park and a 1-acre public park.

Colony Park will also receive “points” for its central location on the northeast corner of South and Olive Street. Colony Park supports mass transit and alternative modes of transportation—including walking and biking—since it offers numerous pathways that connect to Anaheim’s main thoroughfares. The townhomes and flats at Harmony and Legacy—two Brookfield neighborhoods found within Colony Park—are also designed to minimize their impact on the environment. The 1,073 to 1,967 square-foot residences at both neighborhoods significantly exceed the state mandated Title 24 requirements, which means all of the homes are energy efficient. Energy Star appliances, low water-use dishwashers, high efficiency furnaces, tankless water heaters, and low-flow toilets will reduce the demand on Earth’s resources and homeowners’ wallets; while double-paned, aluminum-framed, low-E glass windows save money and energy too. Since the windows reduce the transmission of sound, heat/cold and solar radiation, homeowners at Colony Park will enjoy the added bonus of living inside a quiet, comfortable space.

Life indoors will be further enhanced by Colony Park’s use of low-emitting materials that protect air quality. The paints utilized at Colony Park have low Volatile Organic Compounds (VOCs), so the possible health hazards to loved ones and to community air quality are greatly reduced.

In addition, a majority of the landscaping at Colony Park will be Earth-friendly. Throughout the community, drought-resistant native plants will be used in place of water-hungry plants, while state-of-the-art irrigation controllers and precision sprinklers all maximize water use and minimize waste. And because the plants naturally thrive in Southern California’s soil and temperatures, there’s minimal need for pesticide use.
